Job Description:/h3:
Job Purpose
We are looking for a highly motivated individual who will be responsible for making sure that there is minimal disruption of utilities service from acquisition to disposition for all assigned properties, mostly residential and some commercial. The core of the position involves effective communication with field employees and Utility/Service Providers, as well as great phone skills.

Key Responsibilities

Utilities Responsible For:
Power, Water, Gas, Sewer, Trash

Status Checks:
It is necessary to assist co:workers with utilities status checks for certain properties, sometimes with minimal notice.

Service Activation:
Applications: Complete all applications for new services. For most services, this sometimes involves lengthy phone calls and access to necessary owner information.
Deposits: Coordination with Accounting Department to pay activation deposits
Deeds: Coordination with Deeds Department to provide proof of ownership to Utility Companies
Meter Installation: Coordination with Field Employees, Utility Company, and Planning Dept. to facilitate installation of new utility meters.

Emergencies:
Non:payment: If service is shut off due to a lapse of bill payment, it is necessary to coordinate with the Accounting Department to restore service ASAP.
Non:usage: If service is shut off due to non:usage, it is necessary to coordinate with the Accounting Department to restore service ASAP.
Field Assistance: If service is on and Field Employee claims utilities are not working it may be necessary to help troubleshoot possible causes, i.e. earthquake valve reset, mater main shutoff, etc.
Fumigation: Coordinate with Pest Control and Gas company as necessary to ensure that service is not disrupted following fumigation.

Turn Offs:
Once property escrow closing is confirmed, it must be verified that all accounts relating to the property are paid up to date. Coordinate with utility companies to ensure that all services in the Owners name are turned off.


Job Requirements
:Interpersonal savvy with strong phone communication skills
:Previous experience with customer service
:Solid organizational skills, including multitasking and time:management
:Strong problem:solving skills with solution oriented perspective
:Competency in MS Office and Cloud:based software, such as Google Docs, SmartSheet, etc.
